What we do
We restore properties other buyers walk away from.
Deferred maintenance, dated systems, damage, code issues. We take properties in as-is condition and bring them back to a standard a family can live in, which is why the physical state of the house does not change whether we make an offer.
We keep a portion of what we buy.
We are not a wholesaler passing contracts to someone else. A share of every acquisition stays in our own portfolio as long-term rental housing, which is what allows us to be patient on price and certain on closing.

Single-family residential. Detached houses, townhomes and small multi-unit up to four units.
Condition
Any. Including properties requiring full renovation, properties with fire or water damage, and properties that would not pass a lender's inspection.
Occupancy
Vacant, owner-occupied or tenant-occupied.
Situations considered
Inherited property and estates. Deferred maintenance beyond an owner's capacity. Out-of-state ownership. Properties carrying liens, back taxes or unresolved title matters.
Consideration
Cash. No financing contingency and no appraisal contingency.
Typical timeline
14 days from accepted offer, or longer if the seller needs it.
Seller costs
None. No commission, no repair credits, no closing costs charged to the seller.

You contact us
A form, an email or a phone call. We ask for the address and enough detail to understand the property. Nothing is committed at this stage.

We review
We examine the property records and, where it helps, walk the house. We do not ask you to clean, repair or empty anything first.

Written offer
A specific number in writing, with the reasoning behind it. You are free to take it to anyone for a second opinion.

Closing
Closing happens at a title company. Funds are wired or issued by check on the date you selected.

The firm
Zenith Property Holdings is a private investment company. We are three principals, and we buy with our own capital. There is no committee between you and an answer, and there is no chain of intermediaries between the offer and the money.
We are direct buyers rather than a brokerage. We are not listing your property, marketing it, or looking for someone else to purchase it. When we make an offer, we are the buyer.
That distinction matters most when a property is complicated. Houses that need everything, estates that have not been settled, ownership that is unclear on paper. Those situations are slow and uncertain on the open market, and they are the ones we are built to handle.
